Keller Williams Coastal Realty to Market I-95 Project

The New Hampshire Liquor Commission (NHLC) chose the Coastal Land & Commercial Group at Keller Williams Coastal Realty in Portsmouth to sell roughly 88 acres of prime real estate next to Interstate 95 in Hampton. Keller Williams will work with the Liquor Commission to identify a potential buyer to redevelop the site, which will include two state-owned 22,000 +/- square-foot NH Liquor & Wine Outlets with the potential of retail, fuel, food and hospitality offerings.

Liquor Commission Chair Joseph W. Mollica said, “We are confident that our selection of KWCLCG [Keller Williams] will result in identifying a development partner that will deliver a creative and responsible New Hampshire-centric concept.”

“We recognize the rare opportunity presented in the redevelopment of the Hampton NH Liquor & Wine Outlets and the significant responsibility to the state and seacoast community that is associated with this project,” said KWCLCG Managing Director Dave Garvey. “The direct interstate access, power of the NH Liquor & Wine Outlet brand and sheer volume of travelers present a once-in-a-lifetime development opportunity. We are extremely optimistic about the possibilities for this site and look forward to identifying a highly-qualified development partner.”

KWCLCG will begin to identify potential development scenarios that showcase the two planned 22,000 +/- square foot Outlets in Hampton, as well as identify possible motorist services, such as food, fuel, and other retail offerings. Each site’s unique location adjacent to the Taylor River also provides opportunities to promote environmental education and outdoor experiences.  Once a preferred scenario(s) are selected and approved by NHLC and the advisory committee, KWCLCG will market the project to a local, regional and national database of developers.

Instrument and stamped surveys have identified 64 acres along I-95 northbound and 24 acres along I-95 southbound, including wetland and conservation areas. Sale proceeds will provide a substantial benefit for NHLC and thus, citizens of New Hampshire. In addition to said proceeds, NHLC anticipates two new Outlets will result in sales that far surpass the current $54.3 million generated annually between the existing locations.
