SALEM, N.H. — Town planners will hear updated plans Tuesday from Tuscan Village developers seeking to bring an additional 183 units of residential and workforce housing to the development.

When the developer’s most recent master plan was approved, a 1.2 million-square-foot life science facility was included.

The third version of the development’s master plan, slated for discussion June 24, seeks a change of use and replace the life science facility with a mixed-use development, named the West Village District, which will include a medical office, retail and restaurant space, 133 condos, 50 units of workforce housing and a 150-room hotel.

Developers will also be looking to add parking, mostly underground.

The mixed-use development will sit on the same blueprint as the proposed Life Science building, which was first proposed in 2021. The conceptual site plan previously called for six loading docks, compactors and trash removal in addition to a quality control building, four floors of heating and cooling infrastructure and five floors of offices spread throughout two buildings.

Documents requesting the changes were submitted to the Town on June 3 by Tuscan Village Master Development LLC. This version of the master plan is proposed to be nearly 420,000-square-feet less in gross floor area than was approved previously.

Additionally, the impact generated by what would have been the Life Science facility would increase by $1.5 million if approved, bringing the fees up from $1.3 million to $2.8 million.

Planners will discuss the proposed changes at the Planning Board meeting at 7 p.m. on June 24 at the Town Hall, 33 Geremonty Drive. Residents are encouraged to comment and ask questions during public comment.
